Anytime someone RECORDS AN ACTION on your property, it becomes a matter of public record. Has an action recently been filed against your property? I understand that 8 out of 10 of these types of notices may be cured by the homeowner.

Today’s problems are far different than in past real estate up and downs. Lenders will be much harder to deal with now due to the wild increase in property values in Madera. Many homeowners did multiple re-finances on their homes pulling out all the gained appreciation (equity) on the property. Lenders are going to find it hard to forgive the difference in the amount owed and the difference in a selling price even if a property has gone down in value.
Once you are working through a third party (it's better than bankruptcy), the foreclosing source becomes more cooperative because they see you are making an attempt to correct the situation.
All is not lost! You see, most lenders do not want to be in the real estate business. They lend money, they do not sell homes nor do they want to sell homes. They may be willing to negotiate a “short sale” a deed in lieu of foreclosure or other option.
